Websites & booking software for independent stays

More hosting.
Less juggling.

We’re engineers who run large hospitality operations. We hand-build your website, wire your calendars, door codes and texts together, and help you pay less to get each booking. Every site is custom. No templates to pick from, no page builders.

How we work

Built by engineers you can call, not generated from a prompt.

Hand-coded, one property at a time

Your site is designed and built by named developers around how your place books, feels and operates. Nobody picks a theme and swaps the logo.

Templates are sketches, not products

The styles below are idea starters for our first conversation. We borrow a mood, then write something that doesn't look like anyone else's.

Run like production software

Guest data, access codes and logs are handled the way we'd handle them in a security job: least access, audit trails, someone on call.

Multi-calendar & multi-booking cart

Guests book the whole trip in one cart.

On many booking sites, a family reunion has to book three cabins in three separate checkouts and hope nothing sells out in between. Our sites show every unit, campsite and activity on one calendar and let guests put several of them in a single cart, with one checkout and one itinerary.

See everything at once

One board for the whole property

Lodging and campsites side by side, with your guest’s dates highlighted across every row. They see in seconds what’s open for their group, not unit by unit.

Book several at once

One cart, many bookings

Three cabins, two campsites, a trail ride and a kayak rental in one cart. Remove or add items any time before checkout.

One trip, one record

One confirmation, one itinerary

A single confirmation and one set of arrival texts for the whole group, so the organiser isn’t juggling five emails, and neither are you.

Family reunionsMulti-family getawaysWeddings & retreatsCampgrounds mixing RVs and cabinsCorporate offsites

Bigger groups mean bigger baskets: more units, more extras, one transaction.

Try it in the live example below: open the multi-calendar, pick dates, add several units and campsites, then check out the cart.

Starting points

Our foundation, and five more moods.

Every build starts from the kind of site we run ourselves: many units, camping, rides, a store and a deals page, all on one calendar. Click around the example below. It is a fictional property, and yours will be drawn and coded from scratch.

The software

The part no theme gives you.

Websites are the easy half. These are the systems behind our own operations: one board for every unit, campsite and channel, ride and activity schedules that sync to staff, and guests who get in the door without a host standing there. The demos below are simulations of a fictional property. Nothing real is sent or booked.

One board for every unit, site and channel fictional property

OpenBookedPastNov 2026 · the bar under a booked night shows its channel (D direct, A Airbnb, V Vrbo, B Booking.com, C camping)

Lodging and campsites live on the same board, whatever channel they came from. Toggle a channel to see where your nights really come from. Every channel feeds the same board, so a booking anywhere blocks the nights everywhere.

    Calendar coordination

One calendar. Every channel. No toll on your bookings.

Airbnb, Vrbo, Booking.com, camping channels, your own site and your activities schedule all need to agree, or you double-book and apologise. Most operators fix that by renting a channel manager. We build the coordination into your site instead.

    What you get

    A single source of truth

Lodging, campsites, rides and activities on one board. A booking on any channel blocks the nights everywhere, in minutes, with nobody re-typing it.

    What you stop paying

    Per-listing and per-booking fees

No monthly charge for every cabin and campsite you add, no cut of each booking, and no premium-API access fees passed through to you.

    What stays yours

Your calendar and your guest data

It lives on your site and your accounts. If you ever leave us, your history and your guests leave with you.

    Access & liability

A copied key is a liability that never expires.

Metal keys and front-desk key cards are the oldest unmanaged risk in lodging. Nobody knows how many copies exist, who holds them, or when they last worked. When something goes wrong, “we handed over a key” is a hard sentence to defend.

    • 1
Copies you can’t countKeys get duplicated, lost, photographed and passed along. A former guest, cleaner or contractor can still have access months later.
    • 2
Handovers with no verificationA replacement key given to the wrong person is the pattern behind the verdicts shown here.
    • 3

    $3.5M

A front-desk clerk issued a replacement key to a man posing as another guest, with no ID check. He used it to enter a guest’s room and assaulted her. The jury assigned $2.1M of the total to the hotel operator and clerk. Doe v. Holiday Inn Express (Frazier Park).

    $4M+

Staff at a roadside hotel handed a key card for an occupied room to a non-guest without checking ID or calling the guests. He entered and attacked two women. The operator’s lawyers argued the guests should have locked the door from inside. The jury still found against the operator.

    Reported settlement · 2021 · New York
    ~$7M

Press reports say Airbnb paid about US$7M to an Australian tourist who was allegedly assaulted in a Manhattan rental by a man who allegedly obtained a copy of the apartment keys. These are allegations reported by the media, and the criminal case was unresolved at the time of the report.

    Statute · New York

General Business Law § 204-a requires a chain latch on guest-room doors where a duplicate or master key could let someone other than the occupant in. Lawmakers have long treated extra keys as a safety problem.

    Source: NY Senate →

The verdicts above are hotel cases and were decided on their own facts; vacation-rental law varies by state. They show the arguments plaintiffs’ lawyers make: negligent security and failure to control access to a guest’s room. This is general information, not legal advice. Talk to your attorney and insurer about your property.

Replace keys with codes that expire on their own.

We work with several smart-lock manufacturers and build custom integrations against their APIs, so your booking system, not a person with a key ring, decides who can open which door and when.

    Security & ownership

Get off WordPress before it gets you.

We see compromised WordPress sites all the time: injected spam pages, redirects to scam sites, stolen guest data, a checkout skimmer nobody noticed for weeks. It is rarely the owner’s fault. A typical WordPress site is core plus a dozen plugins from a dozen strangers, and every one is a door. We build your site as custom code with no plugin pile, so there is far less to break into.

    Custom code

    Nothing you don’t need

Hand-written pages, no theme marketplace, no plugin stack, no admin login page every bot on the internet already knows. Less code means less to attack and less to update.

    Secure cloud

    Hosted on hardened infrastructure

Your site runs on a managed cloud server with a firewall, HTTPS everywhere, security headers, rate limiting and regular OS security updates. Not a shared host with 400 other sites.

    Git

    Every change is tracked

Your site lives in a git repository. Every edit has an author and a timestamp, and any change can be rolled back in minutes. If something odd appears, we can see exactly when and why.

    Scanning

    Automated security checks

Dependency and code scanning on every change, plus recurring checks of the live site for exposed files, weak headers and expiring certificates.

    Backups

    Recoverable by design

The site is rebuilt from git, and your data is backed up separately, so recovery is a restore, not a rescue mission.

    Your ownership

    You own the code

No lock-in to a page builder or a plugin licence. The repository is yours, and we can hand it to any developer.

Payments that never touch your server.

We integrate the processor you already use, or help you pick one. On a well-built checkout the card number goes from the guest’s browser straight to the processor and your site only receives a token, which keeps your compliance burden light. Confirm your exact PCI requirements with your processor.

    Stripe

    Checkout & Elements

Hosted payment page or embedded fields, wallets, deposits, saved cards for balances, webhooks into your booking system.

    Clover

    Hosted checkout

A natural fit if Clover already runs your front desk or camp store, so online and in-person sales land in one place.

    Square

    Web Payments

Tokenized card fields online, matching your Square POS and payouts.

    Authorize.net

    Accept Hosted

For operators on an existing merchant account, with tokenized or hosted payment pages.

    Adyen

    Drop-in

For larger, multi-property operators who need one platform across regions and currencies.

    PayPal & Venmo

    Wallet options

Optional extra buttons for guests who would rather not type a card.

We are not affiliated with any of these processors. No site or host is unhackable; the goal is a much smaller target, fast detection and a fast recovery. We build the integration, and your processor remains responsible for handling card data.

    Win-back & marketing

The cheapest booking is a guest who already loves you.

Platforms own the first booking. Everything after that is yours to earn: the review, the second stay, the reunion, the empty midweek you can fill from your own guest list. We build that engine into your website and run it for you, with consent and platform rules built in.

    1. Collect consentOpt-in at the waiver and checkout, never assumed.
    2. SegmentFirst-timers, lapsed guests, groups, local drive-ins.
    3. Time itTriggered by the calendar, season and stay history.
    4. SendEmail and text that sound like your place.
    5. MeasureRepeat stays and blended cost, not vanity opens.
    Built into your website

    The site does the remembering

    • Guest preference centre: how and how often they hear from you
    • “Book again” that remembers their unit, group size and season
    • Seasonal landing pages for each play, in your own voice
    • Gift certificates and group-hold requests
    Why it’s safe

    Marketing that respects the rules

Messages go only to guests who opted in, with STOP and unsubscribe honoured. We don’t solicit guests off-platform inside a platform conversation, and we welcome platform-friendly links where hosts can use them. Your goal is the lowest blended cost, not 100% direct.

What we report each month: repeat-stay rate, share booked direct vs through platforms, blended cost per booking, review volume, and lapsed guests reactivated.

    Proof

We run this ourselves, every weekend.

BnB Bloom comes out of our own large, multi-unit hospitality operation. The website and automations there are the foundation every build starts from, and every feature we sell ran in production on our own guests first.

Our direct bookings grew from a minority to the majority of our business. We didn’t walk away from the platforms. A healthy share still comes through them, on purpose, for the stability and protection they add.

Our goal is the lowest blended cost per booking with the stability and insurance platforms add. It’s not 100% direct.

    Industry expertise

We know where this business bites.

Most agencies can make a pretty site. The expensive mistakes are in platform rules, texting law and channel maths. That's what we get paid to know.

    Platform rules

Work with the OTAs, not around them

Fee transparency, off-platform contact limits and what you can ask of a guest. We design flows that respect each platform's policies and protect your listing.

    Texting & consent

    Messages that stay legal

Opt-in capture, quiet hours, STOP handling and carrier registration for business texting (TCPA, A2P 10DLC), set up before the first text goes out.

    Guest access

    Waivers, codes and liability

Sign-before-entry waivers, time-boxed door codes and audit logs, so an unlocked door always has a reason and a record. Keys are the liability; see why below.

What does a booking really cost you?

Effective distribution cost: the blended commission and payment fees across all your channels.

    Blended cost per booking

A rough estimate that ignores marketing and software costs. It shows the shape of the maths, not a quote.

    Who does what

We build it and keep it up. Your team runs the guests.

You shouldn’t have to become a web developer to run a lodging business. We take responsibility for the custom pages, the integrations and the site staying online. Then we train your people to run the day-to-day with confidence.

    1. Build

Custom pages designed and coded around your property, with your calendars, locks, texting and store wired in.

    2. Run

We keep it up: uptime monitoring, security updates, backups, and the upkeep of every API and integration when platforms change.

    3. Train

We teach your staff to handle guests, the calendar board, access overrides and content, with runbooks they can keep.

    4. Support

When something breaks, or a new person starts, we’re one call away. Your team handles the routine, we handle the rest.
